yeah, and worth every dime lol. since we're talking about a mythical 10%... the 10% of grip you'll be missing from hankook's, is the 10% you'll want. though ymmv

Sadly, I don't even have a car now. If i do manage to get a 996tt or 997CS, this would be a major accomplishment for me since i have no car now, and many folks drive non Porsches like Genesis, Mustang, etc

I do purely street driving. Mixture of highway and some semi-spirited back road driving. For my driving style I've never felt the need for that last 10% of grip.
But of course it's going to depend greatly on ones needs and driving style. For me personally, it's a worthwhile savings.

I doubt on most days I ever get up above 70 miles an hour. There's a lot of traffic around here, a lot of tourists going wine-tasting and mostly single lane with not a lot of passing.
At the end of the day for me personally,
I love the sound of my new Speedtech Exhaust.
I love the feeling of the boost even in 2nd gear and even at 40 miles an hour.
I love having the top down on a sunny day.
I love the history and provenance of the Porsche.
I love the fit and finish.
I love the build quality and feeling of the car.
I'm never going to push the limits required for high-end tires but I still look forward to each and every time I get in my Porsche even if it's just an excuse to fill up with gas.
At the end of the day for me personally,

Only reason I say that is because you really seem to be trying to calculate things down the road that, and lets be honest here, you don't have much control over what you're asking.
You're asking very specific questions, and hoping that a blanket statement (or individual's personal experiences) will give you piece of mind. Whatever car you do end up buying, you have no idea what might happen. A car can have the best PPI out of the bunch and a random part after random part will fail, and that would be devastating to somebody that's trying to stretch every dollar.
If you don't have a car now, ANYTHING is going to be an upgrade - set aside what you would have put towards a more expensive car & leverage that towards making those more expensive cars more attainable long term. You sound like you're trying to think long term, but you are being short sighted on some things. If you buy a manual, and this is your first car, are you sure you want to learn on something that's going to be this expensive to replace the clutch on?
Whatever you do decide on doing in 3 years, the effort your putting into a bunch of hypotheticals about your first car might not be the best allocation of your time.
