San Diego people... Question for you...

Anybody live in/familiar with Santaluz, Del Sur and 4S Ranch communities?

Wifey and I are looking to move to SD, and these communities have been recommended to us. We're looking for newer upscale communities with lots of young families, and The Bridges/The Crosby are a little out of our price range.

I am quite familiar with SD as a whole, since I went to college at USD, but that was 12 years ago, and a lot has changed.

Anybody have any comments on these developments or can recommend any other comparable ones?

Well My girlfriend lives in Santaluz and so i am their daily, it is a nice area but it has a few problems. 1st i takes for EVER to get to the freeway, you need to drive in a complete circe just to get to the 56. 2) i dont know if you are planning to have children anytime soon, but if so i would not live in Santaluz because it is part of the Poway school district, you want to be located in the SDUHD (sp?) that is the comunites of Del Mar, Carmell Valley, Rancho Santa Fe ext. 3) i know that Santaluz homes have taken a huge hit lately so this may be a good opertunity to find a great deal.

The problems with Del Sur and 4S Ranch are that they are located even farther from the 56 freeway, so unless you like using the 15 freeway i would stay away. Also they have the same school district problems. Lastly they are mostly track homes (i dont know if you are into that).

go take a look at the Meadows, Duck Pond Ranch, Del Mar Country Club, Fairbanks Ranch, Del Mar Mesa, and Rancho Pacifica they are all located in Carmell Valley or Rancho Santa Fe, way better areas then Del Sur and 4S Ranch. Also they are closer to freeway and the rest of civilization lol. i think you would like the Meadows, their are a lot of younger people.

Thank you for the info. I will def check into those areas.

I'm not really concerned about traffic or commuting as I don't have a "job", and my wife stays home with our 3 young kids.

There's some incredible deals out there right now.

Del Mar Mesa is nice, check that out.

Duck Pond Ranch is probably out of your range, and there's only about 10-12 houses in there anyway, and probably only 1-2 for sale. (I know of 1 for sure, a good friend of mine but it's ~13,000 sf.)

Meadows and Rancho Pacifica are GREAT, definitely look at both.

RSF isn't exactly "young" but if you can afford it (most expensive of them all).

If you don't mind the distance out to The Crosby, etc (it's too far east for me), check out Cielo. They are a bit more affordable and are literally across the street from The Crosby.

Duck Pond Ranch is def out if its a small enclave of 13,000 sq ft homes, as is most of RSF in general.

I don't want to spend more than about $1.8M.

Just remeber that there is massive HOA/MR fees out there, we were looking at the Maybeck's and the MR was about 1% above base which buys a heck of a lot of loan.

Good point. I'm used to HOA fees, but not Mello Roos. MR assessments are usually for homes in new developments, right?

a great thing about Del Mar Mesa is that there are NO HOA fees if you live in one of the custom homes (first few homes as you drive up the hill, before barret) but they a bit over your range. i think you can find what you are looking for in the Meadows. i really like Celo it is Beautiful out there but its like driving to Vegas lol

What about The Lakes at rancho Santa Fe? It's next to Crosby and Cielo. Do any of you guys know anything about this development or anybody that lives there?

Bumping my old thread from 15 months ago.

Finally sold our house up north and made the move to SD. Ended up in Carlsbad.

Hope to meet any other members from the area.

Anybody go to the monthly meet at the Carlsbad outlets?

Not that it matters at this point but just figured I'd throw it out there ... Poway schools are some of the best in the county, and in the state of Cali for that matter. There's no way anyone with young kids should not move to Poway because of the schools. It's too far inland ... it gets too hot in the summer ... it's "boring" suburbia ... ok yeah ... but the schools are a huge reason that families with kids move TO Poway.

Powey is horribly boring and a bit far from freeways BUT it's schools are excellent. IMO Rancho Bernardo, Poway, and all those places are a big yawn. Aside from live in your home and drive to work there is very little to do.

Is it really a big deal that there's "very little to do" ? Plenty of people live in "bedroom" communities and love it. Aside from during rush hour traffic there's tons to do within a 20-30 min drive, as there is from almost anywhere in SD.
